How to Spot a Real Roof Leak
Other “roof leak” call ins, the ones on the sunny bluebird days or the “I have just noticed a stain on my ceiling” are often caused by condensation. They are not a true roof leak. Condensation on the building envelope happens in northern climates and can show up as moisture stains on ceilings.
What Causes Condensation in Northern Climate Homes
Condensation is created in our homes by excessive and uncontrolled moisture. The moisture is released from cooking, long baths or showers, even fish tanks, unregulated furnaces and air humidifiers that are not controlled during the winters. We all understand the concept that heat escapes our house. But, what we do not realize is that moisture is doing exactly the same thing using the same pathways. When conditions are right, moisture can be trapped INSIDE your house system as frost. Moisture collects and forms around openings (leaks and gaps through the ceiling), settles around the perimeter walls where there is less insulation or can collect on the underside of roof decking when deep snows traps it.
Why Ceiling Stains Show Up After Winter
The spring thaw comes; and that collective moisture melts and “rains” inside your attics. If you have an installed vapor barrier it is designed to handle a small amount of this. If the vapor barrier is compromised or cut, it will allow the melting frost to show up as brown stains on the ceiling. It is often confused with roof leakage.
