Hiring a Minneapolis area roofing contractor? A good roofing inspector will have, first and foremost, complete insurance. Without it, don’t let him on the roof. Any reputable roofer will carry at least a minimum policy that protects you and anyone else they may bring to your site. After this, the inspector should have a ladder, camera, and chalk to mark the damaged area. This will allow him to effectively identify and document the damage to others.
Before he does anything else, consider how the roofer inspects your roof. Does he use binoculars to check from the ground, or does he actually go up on the roof, and walk around? Depending on the type and location of damage, one is as good as the other, but if your roof is aging, going up and walking around to inspect is best. This is the only way to determine if you will need a repair, or a full replacement.
The general rule of thumb is that if your roof needs more than a third of it repaired, it is better to just go ahead and replace the whole thing. Why? A completely new roof will come with a warranty, and chances are if one-third of your existing roof is damaged, you will soon be needing more repairs. If wind or hail damage is detected, notify your insurance adjuster right away. There are limits in most policies that can prevent claims after a certain time period after the damage has taken place, so it is important to get them notified as soon as you find out.
