Iron River is proud to announce our 2017 entry in the Parade of Homes Remodeler’s Showcase.
The ‘not so big’ lake house is located at 7355 W Shoreline Dr, Waconia, MN.
Clients had custom built a 4800 SF two story a dozen years ago for their large family and home based business. When their company moved to a commercial space and the oldest kids went off to college, they longed to downsize to a more manageable level. When a 2000 SF walk out rambler on the lake came up for sale just 15 houses down the street it seemed like a perfect fit.
The home was original to its 1957 build date with aqua appliances, dated layout, and aged mechanicals. The homeowners wanted to capitalize on the beautiful lake views and optimize the layout, squeezing every square inch into usable space. They knew they had to completely gut it inside and out.
They did not want to change the footprint of the home as it was difficult to get lake variances, increased their costs and they wanted to keep with their goal to simplify.
- The kitchen was moved to take advantage of the lake views, with a mudroom and laundry room filling the original kitchen space.
- The ceilings were raised throughout the entire home to give it a more expansive feel, featuring a copper barrel vault in the main living area.
- A hall closet was converted to a main floor 3/4 bath.
- Three bedrooms on the main floor were reconfigured into a large master suite and two other sizeable bedrooms.
